Doon is two places. The old village near Doon Valley, Homer Watson and the Grand River has older homes on larger, treed, often sloping lots that fall toward the river, with real soil, mature trees and gardens that have had decades to grow in. Landscaping there is renovation: taking out what is overgrown, keeping the trees, rebuilding beds for shade, and dealing with slopes that have been eroding quietly for years. Some of those lots are in or beside areas regulated by the Grand River Conservation Authority, which matters for walls and grade changes and gets checked before anything is drawn. Doon South, spreading toward the 401 and Huron Road, is the opposite: new subdivisions built on graded clay, terraced lot to lot with steep banks or builder walls between them, builder sod that is brown in the same patches every August, and back yards where the low corner floods. The first real landscape on those lots is grading and soil work before anything is planted, the finished grade has to match the lot-grading plan on file with the City of Kitchener, and the slope between one lot and the next is often the reason people call about a retaining wall. Small walls that terrace a back yard into something usable are landscaping; walls tall enough to need a permit and an engineered design are identified as such and not built as garden walls. Travel within Doon is built into the quote.

What is different about a new-build lot in Doon South or Huron Park?
The soil. These lots were graded with heavy equipment on clay, and the topsoil is thin. Lawns and beds need the ground fixed before anything goes in, and the finished grade has to respect the lot-grading plan the builder filed. That is all checked during the site walk.
